THE PROCESS
STEP 1
FREE INITIAL CONSULTATION
The first stage is to learn your requirements and objectives and explain the benefits of employing a buying agent and how the service is tailored to suit you. This is a great time to start to get to know each other and for you to feel comfortable that I can provide the service you are seeking.
STEP 2
DETAILED BRIEF
I will compile a detailed brief together with you so I know exactly what your requirements are and what you like and don’t like. This is where my experience comes into its own. I know the important factors to consider while taking your personal, professional and lifestyle requirements into account. I can also advise on what to take into consideration for the future.
You describe the dream, I’ll find it.
STEP 3
PROPERTY SEARCH
At this stage, we explore all options available, both on and off market, through estate agents, private sellers and my extensive network of industry contacts. There is no limit on the amount of viewings I will do in order to find the right property.
I will visit all properties that I think are a potential fit and physically inspect them before adding to the shortlist. My experience means I know exactly what to look for. At the same time I will also conduct initial due diligence on the tenure and vendor to establish if there are any issues that could be potential problems further down the line.
STEP 4
SHORTLIST
I will then compile a shortlist of all the suitable properties I have found ensuring that ‘all boxes are ticked’ and either report on or discuss each one with you. I aim to provide truly objective advice on each property and (we will) highlight any potential issues.
STEP 5
COMING TO THE ISLAND
When you visit the Island I will provide you with a list of hotels, villas, restaurants and places to see to make sure you get the most from your stay on this special Island.
I will drive you around the Island and not only show you the selected properties but also areas of interest and give you a real feel for why Mallorca is so special. All appointments will be arranged and carefully planned around your visit and I will be on hand to offer advice.
If you are unable to attend any viewings (especially pre-market property at short notice) I will view on your behalf and provide you with a full viewing report and walk through video.
If you are interested in making an offer, the process then moves on to the negotiation, due diligence and finally, completion.
STEP 6
NEGOTIATION AND COMPLETION
Every negotiation is different and each, therefore, requires a careful tactical approach.
When I have found your property, I will then manage all negotiations on your behalf to secure the property on the best available terms at the best price possible.
Once terms have been agreed, I will manage the process through to completion.
STEP 7
AFTER-CARE SERVICE
The commitment to my clients does not stop when you receive the keys at completion.
